The River North Plan covers an area northeast of downtown bounded approximately by Park Avenue to the southwest, the Burlington Northern & Sante Fe tracks to the northwest, I-70 on the north, and York Street and the Union Pacific tracks on the east. The River North Plan is a small area plan that focuses on development along three corridors and in two districts. The three corridors are Brighton Boulevard , the South Platte River, and 38th Street . The two districts are the Denargo Market area and the 40th and 40th transit oriented development area.
